We need a reliable, independent RICS expert valuer in Spain

Survey Spain have been working as expert witness valuers in Spain for nearly 20 years. Our ‘niche’ is that we are principally involved with Residential Valuation, with a smaller percentage of Commercial and Hospitality, Land and Businesses. We have valuers throughout the popular ‘expat’ areas of mainland Spain, plus the Balearic (Mallorca, etc) and Canary (Tenerife, etc) Islands. We know what is required for matrimonial Court cases, complying with Part 35 of the Civil Procedure Rules and the accompanying practice direction including the Protocol for the Instruction of Experts to give Evidence in Civil Claims. We are aware of the Practice Direction Pre-Action Conduct and of the Family Procedure Rules and the requirements of Part 25 and the associated Practice Directions.


Probate and Tax disputes are settled by our valuations, complying at all times with ethical and professional procedures as required by an RICS Regulated Firm and RICS Registered Valuers


‘Spain is Different’ the adverts declare, and that certainly applies to property valuation. The country is large, about twice the size of the British Isles, but with one third less population. We travel further and search harder for comparison properties, as the sale prices are not generally released by the property Registrars. We need to use our many years of experience, knowing the good and poor


locations, the local market, the reliable sources for information, etc., to identify true comparables. The paperwork, permissions (or absence of them), legal and tax descriptions, are all investigated, as they can have a significant effect upon ‘today’s’ current market value.




Our Reports are all reviewed and signed by a native English speaker. The majority of our valuers are UK expats and so have been through the ‘learning’ process themselves and can empathise with the difficulties that more recent arrivals have, and take that into account when considering values. We’ve valued

dwellings of less than 40 sq m to over


3,000 sq m, in anywhere from inner city urban locations to idyllic remote country and island spots.
